Irish Tax Return Deadline 2026: Form 11 Deadline Extended to 18 November

Last Updated on October 1, 2026

Irish real estate owners have extra time to file tax return for rental property in 2026.

The Irish tax authorities (Revenue Commissioners) have announced that the self-assessed income tax filing deadline for 2025 returns has been extended to 18 November 2026.

The deadline has also been extended for beneficiaries who received inheritances or gifts in the year ending August 2025 to file a capital acquisition tax return (CAT) and pay their liability through ROS.

To qualify for the extension, taxpayers must file and pay online, otherwise, the return is due no later than 31 October.

What is self-assessment in regard to income tax?

Self-assessment is the system Revenue uses for anyone whose income isn’t fully taxed through PAYE, self-employed people, sole traders, landlords, company directors, and anyone with significant non-PAYE income (investment income, foreign income, etc.).

Instead of your employer deducting tax automatically, you’re responsible for calculating your own tax liability, declaring it on a Form 11, and paying what’s owed yourself. It covers income tax, PRSI, and USC together, alongside preliminary tax for the current year.

When can I submit my tax return 2026 in Ireland?

For the 2025 tax year, you can file anytime after 1 January 2026, once the tax year has ended. The deadline to file (and pay any balance due) is 31 October 2026 on paper, or 18 November 2026 if you both file and pay through ROS (Revenue’s Online Service).

Filing early, Revenue even completes the self-assessment calculation for you if you submit a paper Form 11 by 31 August, is one way to avoid the October/November crunch entirely.

How to register for self-assessment in Ireland?

You register by completing a Form TR1 (or TR1(FT) if you’re a non-resident filing Irish tax for the first time and submitting it to Revenue, either online through ROS/myAccount, or by post.

Processing typically takes 5–10 working days, after which Revenue issues your tax registration number.

Is self-assessment the same as tax return?

Not quite, they’re related but not identical. Self-assessment is the overall system: you calculate your own tax, rather than having it calculated for you.

The tax return (Form 11) is the actual document you submit under that system, declaring your income and completing the self-assessment calculation.

In short: self-assessment is the “how,” the tax return is the “what” you file.

What is the deadline for tax returns in Ireland?

The standard Pay and File deadline is 31 October each year. For the 2025 tax year specifically, that’s 31 October 2026, extended to 18 November 2026 if you file your return and pay your tax balance entirely through ROS.

Missing either date (even by using one method but not the other for both filing and payment) means losing the extension and reverting to the earlier deadline.

FAQs

What is the Form 11 deadline for 2026?

The Form 11 deadline for the 2025 tax year is 31 October 2026. If you both file your return and pay your tax online through Revenue’s Online Service (ROS), the deadline is extended to 18 November 2026. If you don’t file and pay online, your return is still due by 31 October 2026.

Who qualifies for the 18 November tax deadline?

Taxpayers qualify for the 18 November 2026 deadline if they file their 2025 self-assessed income tax return and pay any liability online through ROS. The extension also applies to beneficiaries filing a Capital Acquisitions Tax (CAT) return for gifts or inheritances received in the year ending August 2025.

What happens if I miss the Irish tax deadline?

If you file your Form 11 late, Revenue adds a surcharge of 5% of the tax due (up to €12,695) if the return is less than two months late. If it’s more than two months late, the surcharge rises to 10% (up to €63,485). Revenue also charges interest on any tax paid after the deadline, and if you don’t both file and pay through ROS you lose the extension to 18 November, so your deadline goes back to 31 October.

Do I need to file Form 11 if I rent out property in Ireland?

Usually yes. Landlords are part of Ireland’s self-assessment system, and if your net rental income is €5,000 or more you must register for self-assessment and file a Form 11 through ROS. If your net rental income is under €5,000 and you’re a PAYE worker, you can declare it through myAccount on your Income Tax Return instead.

Does the extended deadline apply to non-resident landlords?

Yes. Non-resident landlords with Irish rental income must still file an annual Form 11, and the gross rent and any tax withheld under Non-Resident Landlord Withholding Tax (NLWT) are pre-filled on the return. The same deadlines apply to them as to other self-assessed taxpayers, so they get until 18 November 2026 if they both file and pay through ROS. Otherwise the deadline is 31 October 2026.

How do I pay my Irish tax through ROS?

To pay your Irish tax through the Revenue Online Service (ROS), log into your secure ROS account and navigate to the payments section after completing your Form 11.

You can then settle your liability electronically by selecting a preferred payment method, such as a debit card, credit card, or Single Euro Payments Area (SEPA) direct debit. Completing both your filing and payment through ROS ensures you meet the requirements for the extended November deadline.

Can PTI Returns help me file my Irish property tax return?

Yes. PTI Returns helps Irish property owners and non-resident landlords file their rental income tax returns online, taking care of the paperwork so you meet your deadline without the hassle.
