However, <a href=\"https:\/\/www.ptireturns.com\/blog\/tax-airbnb-property-abroad\/\" target=\"_blank\" rel=\"noopener\"><strong>UK hosts on Airbnb<\/strong><\/a> can receive a \u00a31,000 tax free allowance on income earned from hosting.<\/p> <p>That said, you must keep in mind that you cannot claim both the \u00a31,000 tax free allowance and Rent-a-Room Relief on the same income.<\/p> <h2><span class=\"ez-toc-section\" id=\"Do_I_need_a_buy-to-let_mortgage_to_rent_a_room\"><\/span>Do I need a buy-to-let mortgage to rent a room?<span class=\"ez-toc-section-end\"><\/span><\/h2> <p>No, you do not need a <a href=\"https:\/\/www.ptireturns.com\/blog\/mortgage-affects-buy-to-let-property-tax\/\" target=\"_blank\" rel=\"noopener\"><strong>buy-to-let mortgage to rent out a room<\/strong><\/a>. As a resident landlord, you will still be living in the property and only renting out part of it, rather than leasing the entire property out to tenants.<\/p> <h2><span class=\"ez-toc-section\" id=\"How_much_property_tax_do_non-resident_property_owners_need_to_pay_in_the_UK\"><\/span>How much property tax do non-resident property owners need to pay in the UK?<span class=\"ez-toc-section-end\"><\/span><\/h2> <p>As a non-resident property owner in the UK, if you earn any rental income from letting out your UK property is subject to UK Income Tax.<\/p> <p>The first \u00a31,000 of rental income is tax-free under the property allowance, so you don\u2019t need to report it if you earn less than that. If you earn over \u00a31,000, you must file a tax return and choose between <a href=\"https:\/\/www.ptireturns.com\/blog\/rental-income-tax\/#rental-income-allowable-expenses\" target=\"_blank\" rel=\"noopener\"><strong>claiming the allowance or deducting expenses<\/strong><\/a>.<\/p> <p>For rental income between \u00a31,000 and \u00a32,500, contact HMRC.<\/p> <p>You must submit a self-assessment tax return if you earn:<\/p> <ul> <li>\u00a32,500\u2013\u00a39,999 after expenses, or<\/li> <li>\u00a310,000+ before expenses.<\/li> <\/ul> <p>In the UK, the income tax system is divided into several bands based on taxable income. The Personal Allowance covers income up to \u00a312,570 and is taxed at 0%, meaning no income tax is due on earnings within this range.<\/p> <p>The Basic Rate applies to income between \u00a312,571 and \u00a350,270, which is taxed at 20%<\/p> <p>The Higher Rate covers income from \u00a350,271 up to \u00a3125,140 and is taxed at 40%.<\/p> <p>Any income exceeding \u00a3125,140 falls into the Additional Rate band is taxed at 45%.<\/p> <h3>Council Tax<\/h3> <p>Council Tax may also apply \u2013 typically paid by tenants, but if the property is unoccupied, the owner is responsible.<\/p> <h3>Stamp Duty Land Tax (SDLT)<\/h3> <p><a href=\"https:\/\/www.ptireturns.com\/blog\/uk-property-tax\/#sdtl-exemptions-reliefs\" target=\"_blank\" rel=\"noopener\"><strong>Stamp Duty Land Tax (SDLT)<\/strong><\/a> is due when purchasing property in the UK, with non-residents paying an additional 2% surcharge on properties over \u00a3250,000.
